The math of moving here
A year of rent upfront isn't a deposit. It's a hostage.
Newcomers with no Canadian credit file get asked for six, twelve, sometimes twenty-four months upfront. That money should be buying a car, tuition, or a buffer , not sitting in a landlord's account.
Locked away, earning nothing, on a $2,200 apartment.
5% of rent. No deposit in most cases. Cancel after 12 months.
Based on $2,200 monthly rent in the GTA. Your rate is confirmed at approval.

Pay rent, build credit
One monthly payment to Settle. We pay your landlord on time and report the payment to Equifax in your name.
Build credit
The rent you already pay should count for something.
Settle reports every on-time rent payment to Equifax. Twelve months of rent becomes twelve months of prime Canadian credit history in your name.

The first lease is the hardest one.
Approved in four days. I got my apartment in Toronto without a co-signer or a year of rent up front.

Three landlords said no because I had no Canadian credit. Settle said yes the same week I applied.

Six months in, my credit score is real. The rent I was paying anyway is finally counting for something.

Questions we get asked
Can I rent in Canada with no credit history?
Yes. Settle gives your landlord a written 12-month rent guarantee, so the decision rests on your income, savings, and bank history rather than a Canadian credit score. An empty Equifax file does not rule you out.
Do I need a guarantor or co-signer?
No. Settle is the guarantor on your lease. You do not need to ask a friend, an employer, or family in Canada to sign for you.
Does applying affect my credit score?
No. Checking eligibility with Settle is not a hard credit inquiry and leaves no mark on your file.
What does it cost?
5% of your monthly rent, charged monthly. On $2,200 rent that is $110 a month. No setup fee, no application fee, and no deposit in most cases. You can cancel after 12 months.
Does paying rent build credit in Canada?
Not on its own. Settle verifies each rent payment and reports it to Equifax Canada in your name, so a year of rent becomes a year of Canadian credit history.
How does the landlord get paid?
You pay Settle once a month. We pay your landlord in full, on time. If something goes wrong in your month, the landlord is still paid. That is the guarantee.
Where does Settle operate?
The Greater Toronto Area today, with more of Canada and the UK coming. Apply anyway and we'll tell you the moment we reach your city.
