Terms of Service

The short version

Settle helps renters in Canada qualify for a lease without a year of upfront rent or a Canadian credit history. By using our website or applying for a guarantee, you agree to these terms. If you don't agree, please don't use the service.

1. Who can use Settle

  • You must be at least 18 years old.
  • You must legally reside or have the right to reside in Canada.
  • You must provide accurate, truthful information on your application.
  • Settle currently operates in the Greater Toronto Area (GTA). We're expanding — join the waitlist if you're outside the area.

2. What we do

Settle reviews your income, savings, and banking patterns through Open Banking, and — if you qualify — issues a written rent guarantee to your landlord for the term of your lease (typically 12 months). This means the landlord is paid on time, every month, and you avoid the standard 6–12 month upfront deposit.

3. What it costs

Renters pay a monthly premium of approximately 5% of monthly rent on top of their regular rent payment. Landlords pay nothing. Exact pricing is confirmed in your approval letter before you sign anything.

4. Application & approval

  • Pre-qualification takes about 5 minutes and does not affect your credit score.
  • Final approval requires a credit pull from Equifax (with your separate consent) and verification of income through Open Banking.
  • Approval is at Settle's discretion. We may decline or revoke approval if information turns out to be inaccurate, if your circumstances change materially, or if we suspect fraud.

5. Your obligations

  • Pay your rent and Settle premium on time, every month.
  • Tell us promptly if your income, employment, or housing situation changes.
  • Don't use Settle to commit fraud, misrepresent yourself, or rent on behalf of someone else without disclosing it.
  • Treat the property and the landlord-tenant relationship in good faith.

6. If you miss a payment

Settle pays the landlord on time regardless. We will then work with you to recover the missed amount through a structured payment plan. Repeated non-payment can lead to suspension of the guarantee, reporting to credit bureaus, and collection action.

7. Credit reporting

With your consent, we report your on-time rent payments to Equifax to help you build Canadian credit. Late or missed payments are also reported and can negatively impact your credit score.

8. Sharing with landlords & agents

When you apply to a unit, we share your approval status, the term of your guarantee, and basic identifying details with the landlord or their agent. We do not share your raw bank data, income figures, credit score, or immigration status.

9. Termination

You may stop using Settle at any time. Active guarantees remain in force for the term of the underlying lease unless we agree otherwise in writing. We may suspend or terminate your account if you breach these terms or applicable law.

10. Limitation of liability

Settle is provided on an "as is" basis. We don't guarantee that any specific unit will be available, that any landlord will accept your application, or that the service will be uninterrupted. To the fullest extent permitted by law, Settle's total liability to you for any claim is limited to the fees you paid us in the twelve months before the claim arose.

11. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada. Disputes will be resolved in the courts of Ontario.

12. Changes to these terms

We may update these terms from time to time. Material changes will be emailed to you and posted here with a new "last updated" date. Continued use of Settle after a change means you accept the updated terms.
