We become your guarantor
Once approved, we sign as your guarantor with the landlord, in writing, for the full 12 months of your lease. You sign the lease as the tenant.
Move in. Pay rent. Build credit.
Pay your rent normally. We report every on-time payment to Equifax. In 6 months you have a real Canadian credit history, the kind that gets you a phone plan, a car loan, a mortgage.

I just landed in Canada. Can I really get approved?
Yes. Most of our approved renters have been in Canada for less than 12 months. We don't require a Canadian credit score, a Canadian guarantor, or 6+ months of local pay stubs. We look at your real income, including remote income from your home country, and your savings.
What visa types do you accept?
Permanent Residents, work permit holders (open or closed), international students with proof of funds or part-time income, refugees and protected persons, and Canadian citizens returning home. If you're not sure, apply anyway, we'll tell you in 5 minutes.
I don't have a SIN or Canadian bank account yet. Is that a problem?
No. You can start your application before you arrive. Many of our renters get pre-approved from overseas and finalize once they land. We'll guide you through what's needed and when.
How much does it cost the renter?
5% of your monthly rent. No 12-month deposit trapped in someone else's account. No co-signer fees. You can cancel after 12 months once you've built your Canadian credit, and you keep the credit history.
Will applying hurt my credit score?
No. Our eligibility check is a soft inquiry, it does not show up on your credit file and does not affect any future score.
I'm working with a settlement agency. Can they refer me?
Yes. We have a fully subsidized program for NGO clients, your fee is waived entirely. Have your case worker visit our NGO partner page or email support@getsettle.ca.
